1. Start with a written scope
Before construction, the work, exclusions, selections and responsibilities are written down. A preliminary price is only as reliable as the scope behind it, so we define the result you want and the existing conditions early.
2. Move forward one stage at a time
Most residential projects move through eight stages: initial consultation, site assessment, scope and feasibility, design coordination, proposal and agreement, permits and preconstruction, construction, and walkthrough and closeout. We move to the next stage only when the information it needs is sufficiently defined and documented.
3. Make key decisions early
Cabinets, fixtures, tile, flooring, lighting and other selections are identified during preconstruction, with decision dates, to help protect the schedule. Unknown conditions, undecided finishes and late changes can affect both price and timing.
4. Document every change
If something changes, the revised work and any effect on price or schedule are reviewed in writing before the change moves forward.
5. One clear point of contact
A point of contact, communication methods and decision responsibilities are established before construction, and you receive regular project information throughout.
6. An organized closeout
At completion, the team conducts a final walkthrough, documents completion items and organizes the applicable closeout records.
