Every property and city is different, but most residential projects — ADUs, remodels and room additions — move through the same eight stages. At RealHomes Construction we follow one simple decision rule: move forward only when the information required for the next stage is sufficiently defined and documented. Here is what that looks like for Orange County homeowners.
1. Initial Consultation
Goals, priorities, timing and any records you already have. Share the property address, the work you want and your target timing, and we determine the right next step.
2. Site Assessment
We review existing conditions, access and constraints at the property — the information a reliable plan and proposal depend on.
3. Scope and Feasibility
We define the result you want, the key questions and whether the project is feasible, including what professional services will be required.
4. Design Coordination
Plans, engineering and supporting documents. When included in the written scope, we coordinate qualified design and engineering professionals.
5. Proposal and Agreement
Scope, exclusions, price and responsibilities are put in writing. The written proposal and contract control each specific project, including the payment schedule.
6. Permits and Preconstruction
Approvals, material selections and site readiness. Required selections and decision dates are identified here to help protect the schedule.
7. Construction
Supervision, schedule updates, inspections and written changes. Your home is protected with measures such as work-zone separation, floor protection and dust control.
8. Walkthrough and Closeout
A final walkthrough, documented completion items and organized project records at handoff.
Four Connected Phases
- Discover — goals, property information and visible conditions.
